Shana is our Operations Manager and Body Corporate Manager, bringing over 15 years extensive experience in the Body Corporate Industry.

Throughout her career, she has developed a comprehensive understanding of the legislative and operational requirements governing community titles schemes. Shana is highly experienced in advising Committees, preparing and administering meetings, overseeing financial management processes including budgeting and insurance, and ensuring ongoing compliance with statutory obligations.

She has worked closely with Committees and Building Managers across a broad range of maintenance and capital works projects, providing clear, practical guidance to support informed decision-making. Shana also has experience assisting with dispute resolution and mediation matters, approaching complex situations with professionalism, sound legislative knowledge, and a solutions-focused mindset.

Her leadership capability, strong governance knowledge, and commitment to best-practice body corporate management enable her to deliver consistent, compliant, and client-focused outcomes.

Joanne has been part of the Body Corporate industry since 2015 and brings a wealth of experience across a broad range of property types and management modules. She has successfully managed schemes under the Accommodation, Commercial, Standard and Small Schemes Modules as well as BUGTA, BMSs, PBCs, and even Waterways. This diverse experience has given her a strong understanding of the varying needs and complexities of community titles schemes.

In her Business Development role, Joanne works closely with both existing schemes and brand new developments, guiding projects from initial planning through to establishment and ongoing management.  She partners with developers, consultants and project teams from the early stages to ensure a smooth transition from construction to a fully operational Body Corporate.  Her hands-on involvement from start to finish ensures compliant documentation, strong governance structures and a seamless setup that supports the long-term success of each community.

Joanne is committed to delivering clear, practical advice aligned with current legislation, empowering Committees and Owners to make informed decisions. Known for her professionalism, proactive approach and attention to detail, she builds strong relationships and consistently strives to achieve positive outcomes for the communities she manages.

Outside of work, Joanne loves spending quality time with her family, whether at the beach, camping or fishing, valuing the balance that time outdoors brings to her life and career.

Originally from Townsville, Catrina made the move to the Sunshine Coast a decade ago with her husband and has since become an integral part of the local strata community. She began her career in the strata industry in 2012 as a portfolio assistant, where she developed a strong understanding of the administrative and operational foundations of strata management.

Through dedication, professionalism, and a genuine passion for helping communities thrive, Catrina quickly advanced in her career. Her leadership abilities and commitment to excellence saw her progress to the role of team leader, where she guided and mentored a team of administrative assistants, fostering their growth and ensuring high standards of client service across her department.

Now, as a Strata Manager at AAA Body Corporate, Catrina oversees a diverse portfolio of schemes ranging from small two-lot complexes to larger seventy lot communities. She values building meaningful relationships with committees and owners, focusing on open communication, transparency, and collaboration to achieve positive outcomes for all stakeholders.

Catrina’s extensive industry knowledge, attention to detail, and proactive approach ensure her clients receive professional, responsive, and reliable support in every aspect of strata management. She takes pride in delivering personalised service and helping create well-managed, harmonious communities where owners feel informed and valued.

Outside of work, Catrina enjoys spending time with her husband exploring the Sunshine Coast lifestyle — whether it’s discovering new local spots, enjoying the outdoors, or connecting with family and friends.

Over the years, she’s successfully managed a wide variety of properties — from residential and commercial buildings to mixed-use developments — and takes pride in helping each community run smoothly and efficiently.

With more than 15 years of hands-on experience, Kaila understands that every building and community is unique. She enjoys working closely with owners and committees to create positive, well-organised environments where residents can feel confident that their property is in capable hands.

Kaila is also known for her strong technical skills and practical approach to problem-solving. Her in-depth knowledge of strata management systems means she can handle queries quickly and efficiently, ensuring her clients receive prompt and reliable support.

Her depth of experience across a variety of schemes enables her to confidently navigate the financial requirements unique to each property.

With a natural and a proactive approach, Maya supports the strata management team with administrative coordination, meeting preparation, document handling, and day-to-day office operations. She understands the fast-paced nature of strata and works diligently to keep communication flowing smoothly between committees, owners, and managers.
